Also, ISO-Tel is a web based program where you can obtain specific fire rates. They also provide the RCP which the last 2 digits is the protection class. Not sure what you deem "expensive" but they have special pricing for independent agents on PPC reports, less than 3 bucks for a report that includes PPC and Building Code information.
For the community protection classes, we purchased a hard copy subscription from ISO which included the updates for 12 months. As they don't create new fire districts or change protection classes that often, I didn't renew. I then purchased large wall maps from a local map company that designates all fire departments and shows county, city, town, village, and zip code boundaries. I took a pink highlighter and put a nice fat dot on all fire depts shown and where I knew some were but were not on the map.

I thought the wholesalers would have tools to determine this information.
If you have a close relationship with one of your UW's, they should also be able to help you. Hope that helps! It will give you construction, date built, square footage, last "sale" price of the property, etc. My understanding was that hte UW would be able to obtain this information. As an UW they should be verifing the info on the Acord apps. Their web site has all that stuff You can also call the risk's local fire station information officer and ask, they generally know.
It has not one thing to do with the square footage of a building. If your risk is located in a metro area with a fire dept within 5 miles and hydrants within 1, ft you're looking at a PC 2 to 5 which incidently have exactly the same rate with every company.
All you have to do is ask the client for the info. Incidently - when you write property coverage - no matter who the carrier is - you should know the protection class and put it on the app or else you are perceived by underwriters as unprofessional.

Of these three criteria, the most significant is the distribution of fire departments in the area, which makes up 50 percent of the resulting protection class score. The next most important factor, community water supply levels, is determined by ascertaining whether the community has access to sufficient amounts of water to provide fire suppression in addition to the community's daily consumption needs.
This factor accounts for 40 percent of a building's protection class score, and is affected by the distance of the nearest fire hydrant. The presence of fire alarms in a building accounts for 10 percent of its protection class scheduling.
